Mid State Construction Company’s Design/Build program offers
single-source accountability for both the design and construction
process. We see the Design/Build approach as a method of providing
the optimal conditions for “appropriate”
building design and quality construction while achieving economy
in all phases of the process. We have worked hard to maintain
strong relationships with clients, architects, engineers,
sub-contractors and vendors, based on trust, mutual respect
and fair dealing. Our pre-construction services are managed
with the same principals in mind.
Mid State practices Design/Build by retaining independent
design professionals to perform the required aspects of the
design process in close coordination with our Design/Build
managers who understand and respect the contributions of all
team members. Design professionals are selected based on their
compatibility with the individual client’s needs and their
ability to become a part of a total performance team
with the common goal of creating innovative solutions for
the client’s project. Our design partners, utilized to date,
are considered among the most highly regarded architects and
engineers available in the state.
We believe that greater responsibility serves as motivation
for maintaining a higher quality of all services rendered
and insures the proper selection and performance of building
systems specifically suited to our clients needs. In the traditional
design-bid-build project delivery method, the designer does
not fully understand the relationship between the design and
the Contractor’s cost. With Mid States depth of experience
developed over the last 44 years, design solutions can be
explored, which are known to comply with the Owner’s cost
parameters, in a much more timely fashion.
By achieving a guaranteed maximum price at a much earlier
stage in the process, the Owner does not waste time, effort
and financial resources on misguided concepts or unrealistic
goals. In situations where timing is critical, the Mid State
“fast track” method of construction can overlap the design
and construction processes for maximum efficiency.
In the Design/Build process, quality is driven by single
source responsibility for client satisfaction rather than
excessive documentation and inspection. Cost savings
are attained by exploring only efficient, innovative concepts
before the production of drawings. Project duration can be
substantially reduced by overlapping the design and construction
process, avoiding extended bidding periods and eliminating
redesign time. Early real cost guarantees
eliminate the potential for an owner to extend funds for completed
documents only to learn that the cost of the project as designed
is prohibitive. Once the project scope and price are defined
and accepted, change orders due to document incompleteness
are eliminated. Correction of such issues is the
responsibility of the design/builder, not the client.
